Why do I need a Real Estate Attorney?

What services do you provide to the seller?
Review real estate contract, negotiate any necessary modifications at time of contract and after home inspection, order all necessary title work, as well as surveys, zoning certificates, water certificates, etc, order any mortgage payoffs that may be needed, obtain paid assessment letters, prepare all closing documents, including the deed, bill of sale, and transfer tax computations, attend closing, review all necessary documents with seller. 

What services do you provide to the buyer?
Review real estate contract, negotiate any necessary modifications at time of contract and after home inspection, review title insurance, follow up with lenders regarding the mortgage, attend closing, review all necessary documents with buyer, which include all mortgage documents.

What do sellers usually pay for at closing?
Real estate commissions, state and county transfer taxes, as well as the new Chicago transfer tax for sellers, zoning certificates and survey (if required), water certificate, his or her share of property taxes due, attorney fees, and his or her share of title expenses
